Partial package
Property viewing and report service. Perfect if you have found a potential property but either want a second opinion or do not have the time to visit yourself.
Full package
We will search for your dream property and take you through the whole buying process until completion and beyond. To secure our time exclusively, we charge a retainer fee of £1,000 to start the search. On completion of the search, our finder’s fee becomes payable.
Bespoke package
If you have specific needs, are as yet unsure what you’re looking for and/or the other packages don’t match your requirements, we can make one bespoke to your situation.
Partial package
You may have found what you believe to be your dream property but either do not have the time to view it for yourself in person or would like a second opinion.
We can be that second opinion. With a surveyor’s eye for detail and local expertise of the area, we are well placed to offer comprehensive advice on your new home.
We fully check the property
We don’t just focus on the best parts of the property or the parts advertised by the selling agent - we look at the whole property. For example, how you access it, which way the property faces, how the flow of the property works, are the floor plans correct and much more. We will also identify any areas of concern that we find during the inspection.
We advise on price
As part of our report we will advise you what we think is a reasonable price to pay for the property, and consider if there is any further advice that would be suitable prior to submitting an offer.
We’ll send you a comprehensive report, within a dedicated online platform
You will receive a full written report in PDF format, including photographs and a video of the property (subject to the Vendor’s permission), and we can answer any follow up questions you might have as a result of our findings.
Our main aim is to make sure that you feel fully equipped to make an informed decision on the subject property.

Initial consultation
We spend time getting to know you and your requirements. It may well be that you don’t know exactly what you want but that’s why we are here to help guide you through that process. We will help you in understanding locations that may be of interest to you depending on your circumstances.
The search
Once we have a good idea of your requirements the fun part begins…finding your dream home. With a well-established network of property professionals throughout the county, we are well placed to find those hidden gems. A lot of house transactions happen off-market without them ever hitting the likes of Rightmove or Zoopla, and this is where our professional expertise comes in to play. You will have the opportunity to see these properties which would otherwise complete without your knowledge.
Property viewings
You will receive a comprehensive viewing report, with detailed information on the property, to include items such as pictures which are not shown in the marketing materials, parking arrangements, orientation of the property, closest facilities including schools and any planning restrictions - the list goes on. We conclude the report with our feelings on the suitability of the property for you. You will have your own dedicated online platform where you can view all the information about the property.
Accompanied viewings
Once a selection of properties have been agreed upon, we will arrange an itinerary of viewings of suitable properties on which we will accompany you.
Putting in an offer / negotiating the price on your behalf
Once we have found your dream property, we will negotiate on your behalf to ensure you are paying the best price and agreeing the best terms for you.

Joanna being a Chartered Surveyor and RICS Registered Valuer means she knows the true value of the property which ultimately lowers the risk of a lender down-valuing at the point of survey and ensures you do not overpay.
Contracts through to completion day
Once your offer has been agreed, we are on hand to make sure that the process proceeds as smoothly as possible. We can introduce you to a network of trusted professionals from a legal and structural perspective. We will then liaise with these professionals to ensure that they have all the information that is needed to progress the purchase in a swift manner.
On the day of completion, if you are not available to pick up the keys, we can do this on your behalf. Even if you are available we can pop by to make sure everything is as it should be, along with a settling-in gift.
